Mitsui Fudosan, NTT East, and Naver Cloud put a robot food delivery service into commercial operation at Tokyo Midtown Yaesu on July 21, scaling a system the three companies had piloted at the same site in January 2025. The service is small in scope. One tower, four robots. The interesting piece is the mechanism: the building's elevators and security doors are now part of the robot's control plane, not obstacles in its way.
The service runs from restaurants on the basement and fifth floors of Tokyo Midtown Yaesu to a designated collection point on the seventh floor, where office workers at the Workstyling Tokyo Midtown Yaesu shared-office space pick up their orders. Ordering is routed through LINE, the messenger app operated by LY Corporation, which functions here as the front desk for an in-building logistics service rather than as a consumer chat product.
The four robots are not free-roaming units. They pick up orders from restaurants, then call the building's elevators and pass through security doors via a cloud-based digital twin maintained by Naver Cloud. The digital twin sits between the robots and the building systems, coordinating route, floor transitions, and door access. In practice, an order placed by a seventh-floor office worker travels by way of a robot that may not know it is in a building at all: it knows it is moving through a digital model of one.
The press release from NTT East, which provides the network layer, frames the architecture as a three-vendor stack. Mitsui Fudosan provides the building, NTT East provides connectivity, and Naver Cloud provides the cloud platform and the AI software that drives the robots. The AI layer is what the partners call "physical AI," meaning software that directly controls physical hardware, in this case the four-robot fleet.
The same building hosted a proof-of-concept in January 2025, when the three companies tested a local 5G digital twin to control delivery robots across the same multi-floor route. The July 2026 launch is the same architecture moved from trial to paid commercial service, with the digital twin now running in Naver Cloud rather than on local 5G infrastructure. That is a real change in status, even if the floor plan and the robot count are unchanged.
The scope is honest. The robots do not deliver to desks; office workers walk to a designated collection point. Coverage so far, including Japanese reporting from Robotstart and Business Network, treats the launch as a single-building commercial rollout, not a citywide deployment. The English-language summary from IBTimes Japan describes it as a "LINE robot delivery" service without quantifying daily order volume or uptime. The corporate releases from Mitsui Fudosan, NTT East, and Naver Cloud likewise do not state how many orders the four-robot fleet handles per day, what the per-delivery cost is, or how the revenue splits between the three partners.
A Japanese landlord, a Japanese regional telco, and a Korean cloud company are jointly running a building service in which the digital twin of the building is the control surface, and the robots, doors, and elevators are its actuators. The previous PoC tested the technology. The July 21 launch tests whether three companies in two countries can agree on who pays for the floor plan, the network, and the cloud, and whether office workers in one Tokyo tower will keep ordering lunch through a messenger app that knows the way to the seventh-floor pickup.
The next signal to watch is fleet size. Four robots in one building is a service. A staged expansion to other Mitsui Fudosan properties would be evidence that the digital-twin-as-control-plane model travels. The next signal after that is commercial disclosure: pricing, per-order cost, and whether restaurants inside Tokyo Midtown Yaesu see the service as a substitute for human runners or as incremental lunch-hour volume. Until those numbers appear, the launch is best read as a one-tower test of a Japan-Korea partnership that has decided the office-building service layer is worth running as a business, not a demo.
